It contains the full legal history of the property, confirming ownership and revealing any registered legal or financial obligations attached to it.
This document is essential for any real estate transaction, including buying, selling, or obtaining a mortgage (crédito habitação).
It allows verification of:
Ownership — confirming that the seller is the legal owner
Encumbrances — such as mortgages (hipotecas), liens (penhoras), usufruct rights (usufruto), or ongoing legal proceedings
Property Description — registered areas, location, and official composition of the property

At any Land Registry Office (Conservatória do Registo Predial) or at a BUPi — Balcão Único do Prédio service desk.

The certificate remains valid for 6 months.
During this period, the document can be accessed online at any time using the access code provided upon issuance.
